Should I use screws or nails for hanging joist hangers?

We highly recommend that you use nails when installing joist hangers as they have higher sheer strength than screws.

What do I need for a deck permit?

Among the many things you will need for a deck permit is a plan.  At Olympic Building Centre our plans will cover off many of the requirements for a permit application. To be sure you should check your local municipality for permit requirements in the City of Winnipeg you can go here:

What should my joist spacing be on composite or PVC decking?

Standard layout  is 16” on centre.
Diagonal Layout is 12” on centre.

How high does my railing need to be?

If your deck is higher than 2 ft and less than 4 ft off the ground – your railing height will need to be 36″ or 3 ft high.

If your deck is greater than 4 ft off the ground – your railing height will need to be 42″ tall.

What spacing should I use for my railing spindles?

No greater than 3 ½” on centre

Do I need to dig piles for my deck?

Yes, in Manitoba you should be using piles that are a minimum of 8 ft. deep.  How many and the placement of them will depend on your plan.

What is the best post spacing for my fence?

We highly recommend that you use a spacing of 6’ or 8’ for the spacing of your posts.  A 6’ spacing will provide for a much more sturdy fence.

How deep should I set my posts?

You should be setting your posts at a minimum depth of 3 ft.

Should I cement my posts?

No, we recommend that you use ¼ down limestone packed gravel to set your posts in.  This will prevent heaving of your post during the seasonal freeze thaw cycles.

Should I use fence clips?

Yes, it is the preferred method as it will prevent separation of your boards from the fence posts.

GARAGES

Stucco or Vinyl?

There is really no advantage to using either material it really comes down to your personal preference and how it might tie in with the rest of your property.

Do I need a permit?

Yes, in Winnipeg you can go here: http://winnipeg.ca/ppd/permits_garage.stm

Outside of Winnipeg you will need to check with your local rural Municipality

How big can my garage be?

This will depend mostly on the size of your property and is governed by City or Municipality Codes.

Do I get blueprints with my garage package?

Typically, garage packages do not come with drawings.  However, they can be made available.  Please call us or visit us for details.

Do you have garage installation services?

Yes, the Olympic Building Centre has Installed Garage Packages available.  In fact, we supply many of the garage building businesses in Winnipeg with their materials.  Why, because they know where the best place to get quality material you can depend on.

Stock Plans

Can you make arrangements for an engineer to stamp my drawings?

If your home is being built in Manitoba or Eastern Saskatchewan we can make these arrangements.

Do your house plans include metric or imperial measurements?

All stock plans are created using imperial measurements. Metric plans are available upon request. Plans using metric measurements can be created at $65.00 per hour, at a minimum of 1 hour.

Are you licensed architects?

No, we are drafting technicians.

How long does it take to produce drawings?

All stock plans can be produced and sent to you within 48 hours. Plans which require modifications do take longer to produce and is entirely dependent on the extent of the modifications.

Can I make changes to a floor plan?

Yes. Our drafting services are charged out at $65.00 per hour, at a minimum of 1 hour.

What’s included in the square footage calculation?

Square footage calculation is based on outside perimeter dimensions of the main floor and second floor if applicable.

Can modifications to a plan be extensive?

Modifications can be extensive but may be charged at custom plan rates.

CUSTOM PLANS

Custom Plans

How long does it take to produce drawings?

We require a minimum of 2 weeks to product custom plans.

What scale do you use for drawings?

Depending on the size of the house, we like to use 3/16″ scale. All plan pages are noted with the scale.

Can you redraw a plan I found in a home design book?

The short answer is yes. In order to comply with building codes, not all plans may look exactly like what you found and may have to be altered.

Can I submit a sketched floor plan?

Yes. The more information you provide, the better.

Can you make arrangements for an engineer to stamp my drawings?

If your home is being built in Manitoba we can make these arrangements.

Can I request changes at any time during the process?

Yes you can, however a minimum charge of $65.00 per hour will apply, in addition to your initial drafting charge.

Do you build cottages on site?

No, however, we can recommend some great builders who choose Olympic Building Centre as their preferred supplier.  We will only recommend builders we know are committed to ensuring you… Build with Confidence.

Do you deliver to cottage country?

Yes, we deliver to all areas of Manitoba and NW Ontario.  Call us for your material and delivery needs.

How much does a cottage plan cost?

It depends on your design.  We have a number of pre-configured plans available that can be further customized to your liking.

Do I need a permit for my shed?

To be absolutely safe you should check with your local municipality.  In Winnipeg, if your shed is greater than 108 sq. ft. you will need to take out a permit.
